I realize 99% of you will not read all of this, but that is ok. 
The 1% of you who do, will be glad you did, and will want to share it with ANYONE you know who is even thinking about Buying a Home!
 
I have written all of this using "I" and "You"  but you can replace the "I" with any GOOD Buyers Agent.  (part time Sallies do NOT count as "good."  Good & EXPERIENCED!)
Get the information here, and do with it what you want!  Maybe you will call me, maybe you won't.   That is OK!  GET THE INFORMATION and share it!  
A Professional Buyers Agent is simply put, someone who helps other people BUY HOMES. 
 
This is what I personally do for a living… FULL TIME,  & I can do it at No Cost to You - No Joke!  I am paid for by the Seller of the property you buy.  That is just the way it works in Georgia.
I start by protecting you from the unknown pitfalls, traps, and I put out the fires.  All of which you probably do not know, that you do not about yet.  They are numerous...
 
 Improper handling of Earnest Money, and Due Diligence, just for starters.  Addendums, Amendments and Special Stipulations to mention a few more.  The list goes on. Oh right… do you need to buy Title Insurance?  Title inspection, closing attorney….  did you get the Property Disclosure.  Do you know what it means and how to read it?  Inspection reports? ...

Anyway…
This here is a  very typical scenario that happens at almost every closing... My new homeowner sits at the closing table, waiting on the closing attorney to show up so they can sign the neverending stack of paperwork and get their new keys, and they will say something to like this:
 "I had no idea, how much, I did not know, that I didn't know, about this process!
WE could not have done it without you." 
Those are Their Words, not mine, and that is what you should be saying to YOUR Buyers Agent at closing, if they did their job correctly!   It happens for me almost every time and yes, it makes me feel good that I was a benefit to them!  I knew I would be, but they didn’t.
I will also help you avoid financial mistakes, plus get you extras, and BIG CASH Savings that the average person has no idea about, let alone how to get them.   ($6,000-8,000 Cash Savings - for real!)  That means you can move into your new home for that much LESS money than you thought! 
 
Keep it in your bank account!  Now in these areas, not all Buyers Agents are created equal!  It is simply called experience, and expertise,   That’s all. 
 
You probably have the inside scoop in your job.  Every profession has the inside scoop - after you get the experience… you find the hidden insider knowledge. 
A good example of this is that if you are in the insurance industry, you know that a chip in your windshield is covered at no charge, no deductible, if it was caused by something falling off a bridge… humm. Who would have known that?  You drive under bridges right?  (incidentally, that has changed for some insurance carriers, but still a great example)  
 
Anyway, I have my inside scoops, that again, the average home buyer has NO IDEA about!   Another good example is your tax person.  How do they know about every little obscure tax write off?  Experience and know-how.
SOOOO…. THE BEST PART of all is that  ALL OF MY SERVICES are FREE TO YOU!  Yep.  I will explain how that works, but YOU NEVER pay me a penny!  (If another Buyers Agent wants to charge you... run away.)  This is NOT a case of you get what you paid for.

In fact, if you do NOT use me (or another GOOD buyers agent)  - the Sellers  Agent just keeps the money, that was pre-dedicated, to pay for YOUR representation!   Now do you see why Jimmy Johnson who you called from the sign, was SO nice to you?  You are a Jackpot for him & he WANTS YOU without your own Representation!  Get it?  There is more...
He or She will draw up all the paperwork, then it is up to you to decipher what it all means and hunt for the fine print “gotcha.”   Unfortunately, the "fine print" in the Purchase and Sale Agreement,  and all the amendments & addendums, are not in "fine" in print size.  Not that easy to catch.  You can click on the menu above titled "Purchase and Sale Agreement" and you can read it for yourself.
Yes, believe it or not, Sellers & Sellers Agents (the one on the sign, who is SO nice to you when you call – no offense…) will sometimes (sadly) try to hide the “gotcha.”
 
 
Just to break up all the writing and reading, here a story from one of my clients. 
Not all the details of course, but the gist of the story.
 
Buying a Home  involves BIG money, and otherwise decent people, will take advantage of others, when it comes to BIG money.  We may not want to admit it… but you know it, and I know it.  It happens all too often. 
 
It is really Sad, but... well true.  I am selling my personal home, right now, as you read this, and let me tell you... it can get HARD to do the right thing(s) when we are dealing with a LOT of $$$! I have to just keep telling myself... "do the next right thing.  Do the next right thing." 
 
SO, let ME protect YOU, because I KNOW HOW & you probably do not... certainly not because you are stupid, it is because the general public does not buy a house every day, or even every year.... You most likely can not protect yourself, simply  because you do not fully understand  what I am talking about, let alone know what you need protection FROM!  
Now - ALERT!  VERY IMPORTANT!  If you are starting to see the value in getting your own representation, and protection this a MUST read and share!
 
If you "just looking" or still have decided to wait and try it on your own, here is how it likely  goes down - unless of course you pay for an attorney to draw up your offer on a home. (ummm, why spend $300-$1000 on an attorney when my services are free and I can probably recite the paperwork verbiage from memory?)
 
You find a home you like, and since you have no-one representing you, the Sellers Agent draws up all the paperwork.  He/She writes up the offer you verbally discussed.  Several hours, or the next day later, you get that much anticipated email, where the other agent has put it all together "Your Offer" for you to e-sign. (common sense already says that does not make sense. right???)
 
So, now you need to decipher what it is saying and about page 3 you decide “I should have called that guy David for help… What the heck does THIS mean?"  I am sorry but it is too late.

HERE IT IS - THIS IS WHAT EVERYONE - EVEN "JUST LOOKING" NEEDS TO KNOW!
I am sorry to say, you already forfeited your right to representation the moment the Sellers Agent unlocked that house for you.  POOF!  GONE! & you didn’t even know what happened.  In fact, you may have done that already on a house or two!  OUCH!
 
You may not even know if you are dealing with the "Sellers Agent" because they may not tell you, and because online places like Zillow etc. sell space to realtors. 
 
When you see a house you like, are you calling the listing (selling) agent or not?  Read what you are clicking on carefully! It DOES matter!  Better yet, get your own agent (a good one who responds right away) and don't worry about it!  THAT is the correct answer!
Now option number 2.   In this scenario, you find a house online by yourself, or one that I sent you.  You call me, I grab the magic key, and we go see it.  You love it, and want to make an offer.  Fantastic.
 
Now instead of trusting someone who works for the Seller to write up all the offer paperwork, you have ME!  This takes ALL of the guesswork out of ALL of it because guess what... Not just the "fine print," but the entire document(s) are drawn up in YOUR favor!  The worry about the fine print just went out the window, and even though you should, you do not even need to read it, because someone legally representing YOU already has! ME or Your other GOOD Buyers Agent! (remember you could also pay an attorney to do this... hummm. why?)
Most Selling Agents are wonderful people, and want the deal to go smoothly, but I tell you for real… there are some ugly, nasty, horribly selfish people in this world, and there is no magic barrier to keep them out of Real Estate OR keep them from selling YOU a home! 
 
Please believe me… I have met them, and have had them as my “opposition.”  I have even been thrown out of an attorney’s office because another agent was trying to screw my client at the last minute... at the closing table.  When it turned ugly, we were asked to leave and the closing attorney closed the deal EXACTLY as it was written!   (as it should have been)
 
This is what I mean about protection from things you do not even know you need protection from.  These things just happen!  There is a saying for that "S*%^ Happens."
How about I stop with this novel of an email, and you just pick up the phone and text me with a good time to talk? 
 
Find out more about what you do not know, that you do not know.  We either move on from there or we don’t.  I must tell you that I do not, and can not, work with everyone who calls.  I WILL talk to you, answer your questions, and give you ALL the experienced advise I can think of at that time, but just as a phone call does not obligate YOU to anything, it also does not mean I have obligated myself to you either!

You will find that I am a super nice guy, and 99.9% of my former clients are now considered friends (even going to dinner/bowling/fishing etc.) with some of them.  FRIEND stuff!  So please do NOT misinterpret what I say about not working with everyone. 
I also no do not take on any more than 4-5 new clients each month because it is not fair to anyone.  If you choose an agent who does (take more clients than that) you will likely regret it.  I have heard the stories (often) of the agents who take 2-3 days to return a text or phone call…… Guess what?  That home you were calling them about – because you wanted to see it – IT IS ALREADY SOLD!  When something comes on the market you like we need to RUN not walk!  We need to get there NOW, not in 2-3 days!
 
I can honestly (not conceitedly) tell you, I am the best of the best when it comes to representing my people.  You know why?  Because I constantly go above and beyond for them.  Constantly.  It is like I have to.  I don’t know why, but it is in my blood or something. 
 
My clients (sadly) come before my own wife!  She will say… “Why are you doing that?  Isn’t that the other Agents Responsibility?  You have been working on that for hours… STOP.” 
 
My response?  I am doing it because I want to make sure it is done CORRECTLY!  This can not wait on the other agent, and it can not be done half… um… half baked!  JEN & John (insert your name) are counting on me!  Jen & John are TRUSTING ME!!!
YOU MADE IT!  CONGRATULATIONS! - Now Use what you have learned!
Incidentally, If you have a home to sell,  I can, of course, take care of that too.  I focus on Buyers, because in today's market, buyers are the ones who need help.  Anyone... a monkey... could sell your house in today's market,  if it is priced correctly.  If you just hire the agent who gives you the lowest commission, and highest "value" on your home, it may be there awhile.   Otherwise it is already as good as sold already.
